Property Disposal Manager
12 Month Fixed Term Contract | UK Wide | Hybrid
An established organisation with a diverse national property portfolio is seeking a Property Disposal Manager to lead a 12 month disposal programme covering commercial buildings, operational estate, residential assets and land holdings.
This is a key role driving value, pace and governance across a high‑profile, portfolio‑wide project.
The Role:
As Property Disposal Manager, you will take ownership of the full lifecycle of disposals - from valuation and strategy through to marketing, negotiation, due diligence and legal completion. You'll work closely with internal teams and appointed external agents to ensure all disposals are delivered efficiently, compliantly and with maximum financial return.
The organisation is currently progressing a structured disposal programme that includes closed or vacant sites, branches no longer viable in their current location, and a mix of commercial, residential (including standalone sites and upper floor apartments) and surplus land parcels. The current pipeline comprises c. 50 assets, with a significant portion already identified, marketed, or awaiting completion.
The business has annual disposal targets in place, and the successful candidate will play a key role in accelerating completions, supporting enabling works, and identifying further disposal opportunities across the estate.
Key Responsibilities Include:
- Leading a structured disposal programme across a varied commercial, residential and land portfolio
- Conducting market analysis and financial evaluations to shape disposal strategies
- Managing negotiations and executing sale transactions in line with governance requirements
- Overseeing already appointed external agents, valuers and auctioneers
- Preparing disposal strategies, business cases and reporting against key milestones
- Identifying value‑enhancement opportunities (e.g. planning uplift, change of use, rationalisation, lease re‑gears, remediation)
- Assessing and identifying additional assets suitable for disposal, including land parcels and ancillary areas
- Maintaining accurate property data and supporting wider estate optimisation activity
- Collaborating closely with finance, legal, operations and senior stakeholders throughout
Working Arrangements:
This is a hybrid role.
- You will attend the Midlands head office as needed to work with the Head of Estates, the property legal team and wider stakeholders
- Home working is fully supported, and the wider team operates in a flexible manner
- Regular site visits with external agents will be required to progress disposals effectively
About You:
This role would suit someone with a strong background in estates, asset management or property disposal, ideally across both commercial and land assets. We're looking for someone who is:
- Experienced in delivering property and/or land disposals in a portfolio or programme environment
- Commercially astute with strong judgement and understanding of UK property markets
- Skilled in stakeholder management and confident navigating complex transactions
- Highly organised, delivery focused and able to manage multiple live deals simultaneously
- Knowledgeable in development viability, planning uplift, overage / clawback and conditional contracts
- Familiar with landlord & tenant matters, vacant possession, lease re‑gears and disposal governance
- Comfortable producing accurate reporting, forecasting and maintaining a robust audit trail
Qualifications / Skills:
- Degree in Real Estate, Property, Land Management or related field
- MRICS (GP, Commercial or Planning & Development) preferred
- Strong written and verbal communication skills
- Proficiency in MS Office and an understanding of ESG considerations in estate and disposal activity
