Due to continued growth, an exciting opportunity has arisen for an Assistant Building Manager to join a high-profile commercial property in Trafford, supporting the day-to-day management and operational performance of the asset.
The Role
Working closely with the Senior Building Manager, you will assist in delivering high standard of customer service, oversee Health & Safety compliance and Facilities Management; implementing all agreed service levels for both Hard and Soft services (front of house/security/maintenance/cleaning).
Key Responsibilities
- Support the management and performance of all hard and soft FM services across the property.
- Monitor contractor performance through regular reviews, meetings, and KPI management.
- Validate invoices and monitor expenditure against budget forecasts.
- Assist in the preparation and management of service charge budgets.
- Conduct regular property inspections and daily health and safety tours.
- Ensure all statutory compliance, health, safety, and environmental requirements are met.
- Manage minor works projects from initial request through to completion.
- Build strong relationships with occupiers and promote tenant engagement initiatives.
- Act as a key point of contact for occupiers, visitors, contractors, and stakeholders.
- Ensure maintenance issues are dealt with effectively and within agreed service levels.
- Support permit-to-work systems and contractor control procedures.
- Maintain accurate property records and compliance documentation.
- Assist with reception and front-of-house operations where required.
- Provide support to the wider management team during planned and unplanned absences.
Person Specification
You'll be a proactive and customer-focused facilities professional with experience working within commercial property environments.
- Minimum 3 years' experience within Facilities Management.
- Experience working for a managing agent, landlord, or property management business.
- IOSH Managing Safely qualification.
- Strong understanding of landlord and tenant relationships within commercial property.
- Knowledge of health and safety compliance, contractor management, and FM best practice.
- Excellent communication and stakeholder management skills.
- Highly organised with strong attention to detail.
- Self-motivated and capable of working independently.
