Estates Surveyor (Hybrid)

£65,000, Car & Bonus

London 2 days in office, 3 days field-based

My client is a progressive and diverse, world-renowned QSR chain promoting flexibility and development of their employees including structured training. As Estates Surveyor you will be part of the Development Team and will work closely with Operations and Finance partners, reporting to the Head of Estates, whilst also having your own direct report (Estates Management Assistant). You will implement the strategic Asset Management priorities for the department particularly in terms of cost and will undertake lease and property management whilst providing comprehensive property support advice to the company. This is a field-based position and will require regular travel to sites.


The Estates Surveyor will:

  • Be responsible for the full surveying responsibility of a significant region and retail portfolio
  • Effectively negotiate rent reviews and lease renewals, as well as instructing and supervising experienced external agents in the negotiation to achieve business targets
  • Provide a comprehensive estates management service to Restaurant Operations teams and Franchisees
  • Effectively lead the company's leasehold portfolio to protect the future of profitable restaurants and identify, communicate, and handle risks
  • Advise on all property matters in connection with the franchising program and optimally negotiate lease variations to permit franchising
  • Take advantage of market opportunities including Freehold purchases, Sale & Leasebacks and other transactions to achieve financial targets
  • Build positive relationships with key internal partners including, Construction, Operations/Field Services, Finance, Franchising, alliance partners and other outside organisations as well as retained agents, external suppliers, consultants and contractors, developing and maintaining links with major landlords
  • Instruct and lead all aspects of external agents, solicitors, and consultants
  • Actively handle the landlord consent process with close coordination with construction team as part of extensive refurbishment program
  • Conduct valuations of commercial retail premises including High Street, Shopping Centre's and Out of Town
  • Provide Landlord and Tenant advice to retailers and occupiers
  • Conduct Planning and Development
  • Utilise Rating System
  • Conduct compulsory purchase and compensation processes
  • Carry out the end of the lease and dilapidations processes
  • Promote beneficial links with other retailers and participate in retail/restaurant representative organisations for example the RICS, PMA, Accessible Retail and other industry bodies


The Estates Surveyor will:

  • Be MRICS qualified
  • Have a proven track record of the technical subject areas in a similar challenging environment
  • Be a self-starter with excellent problem solving and strategic ability, ensuring sound judgements are made in a pressurised environment
  • Demonstrate core values and a dedication to excellent customer service and a proactive approach to improving the performance of property assets in support of the business
  • Possess an ability to communicate optimally at all levels and co-ordinate and manage a large range of internal and external relationships and resources including executive and senior executive level, directors of operations, agents, solicitors, local and statutory authorities, architects, project managers and building surveyors
